We understand it is important that developers’ brands and reputations are protected. We ensure that even long after the builders have left site, our new build developments are maintained to the highest standards.
Before any plots are sold, a service charge budget will usually need to be put together and costs apportioned per plot. This is so potential buyers are aware of the costs they will be signing up to and of course, to satisfy mortgage lenders. We will deal with structuring the first service charge budget and apportioning this fairly between the plots on behalf of our developer clients. This is likely to involve liaising with the selling solicitors and/or a developer’s surveyor/valuer.
Some developers will retain the freeholds of the properties they design, develop and sell and like to maintain a hands-on role in the day to day management decisions of that building. Others, may retain the freehold for future investment purposes but prefer to hand-over the management functions to a residents’ management company. Whatever the preference, we will assist developers in structuring and setting the correct management structure for the building.
There may be an interim period where some plots have been sold and others are vacant. It is essential during that time that the building or estate is kept well maintained throughout. We will source reliable and local contractors from the very outset to ensure that any communal areas, such as the gardens, are kept to the highest standards from the very beginning and the development is kept secure.
We will assist all our developer clients with ensuring they meet their various planning milestones in the timeframes and in the manners required by the planning authority. This may include a number of site meetings with the planners which we will be happy to attend.
With any new build property there will inevitably be some snagging to put right after the builders have left site. We understand it can be very time-consuming dealing with the residents of the recently sold plots. We deal with all the communication from the residents on behalf of our developer clients, leaving them free to move on to their next project but with the assurance that their existing residents are being kept happy.
With extensive experiences dealing with the country’s main utility providers, we can assist developers with setting up the initial connections including completing the necessary paperwork on the developers’ behalf, meeting surveyors’ on site and instructing legal to deal with any wayleave or other agreements.
